What can I do if I do not agree with the appraisal of my property?

If you have questions about your assessment, you may request an informal review by telephone. An information specialist will verify details about your property description and make minor corrections, if warranted. Please note that this may not affect the value of your property.

If you think you have evidence that may affect the market value of your property, or if you would like to meet with a representative face to face, call the Lycoming County Assessment Office to make an appointment.

An appraiser will meet with you, review, and correct (if necessary) the information from which your property value was estimated, and consider any evidence that you may bring with you to the meeting. Your evidence might include a recent appraisal, photographs, maps, or other pertinent documents.

If changes are justified, the appraiser cannot make changes if an appeal is not filed. You will be told how to file a real property assessment appeal.


May I request an informal review by way of CourthouseOnline?

Yes. To submit a request for an informal review of your property by way of CourthouseOnline, you must access the specific parcel by entering the control number and password provided to you by the county. The password usually appears on a change of assessment notice or the most recent tax bill. Follow the directions for submitting an informal review on the My Property instruction page. The county assessor will reply to your request, make changes to the assessment (if justified), and notify you by way of your My Property account. All informal changes in assessments must be approved by the Board of Assessment Appeals.


May I file an appeal by way of CourthouseOnline?

No. However, you may download and print a copy of the Assessment Appeal Form and the Appeal Procedures, Rules, and Regulations booklet (see below). The annual deadline for filling a formal appeal is September 1 of each year. If you have received a change of assessment notice any other time throughout the year, you may file a formal appeal within 40 days of the date of the change of assessment notice..
